When it comes to purchasing real estate abroad as a buyer it is always exiting when you start searching to buy a property overseas. Without having knowledge of the language, to find the right professionals, lawyers, architects, builders, etc can be a challenge. The process of buying real estate in Portugal is simple and as a buyer you are safeguarded by the law. Whatever your real estate agent might tell you ALWAYS use a Portuguese government registered lawyer. If a property has leans / mortgages or other claims in this it will show up in the registry which lawyers have online access to, so no unwanted surprises are needed.
Once you have identified the investment property, holiday home or permanent residence you want to purchase in Portugal you will need to make an offer. This would normally go via the real estate agent who will negotiate on your behalf to get you the best deal possible.
Once the offer is agreed it is key to get a promissory contract in place, some agents might want that you sign a reservation agreement with a deposit (euro 5000,- for example). Depending on the deal we would recommend to get a promissory contract in place as soon as possible. On the promissory contract we recommend to pay 10-20% deposit, amounts can of course be adjusted accordingly to the deal.
